Questions To Ask When Viewing A House

Buying a house is possibly the biggest purchase that you will ever make in your life. This means that you should always be sure that you are making the right decision. Viewing a property is the first step to finding the perfect new home for you, therefore it is important to get everything that you need from that one viewing appointment.

Here at Silverman Black, we are expert estate agents helping people to find their perfect property, and it is our aim to give you as much information as possible to help you in your purchase decision. In this article we have put together our years of experience in property viewings throughout Carshalton and Surrey, and listed some of the top questions to ask when viewing a house.

1. What Is Included With The Sale?

Like the look of the garden shed or greenhouse? It is right to not assume that everything you see will be included in the price of the property, as the previous owner may have already decided to take things with them. There is only so much information that can be listed in an advert but an estate agent will have full details of this to-hand, so will gladly talk you through the details during the walk around.

2. Should I Have A Survey Done?

In most cases, people will automatically want to get a survey carried out on the property they are thinking of buying, but you would be surprised how many people don’t even consider it. Any reputable estate agent will encourage you to have a survey done, no matter how old the property is or how perfect it looks during your viewing. Having a survey done is something we always advise our clients, as it is important to protect your investment, so ask your agent how this can be arranged.

3. What Is The Local Area Like?

There is a good chance that if you are looking to move, a change of local scenery maybe on the top of your list. If the house you are looking at is in a new area, then ask your estate agent about the area to find out if it is right for you. The best estate agents are those that know their local areas inside and out. This is one of the things we are most proud of here at Silverman Black, where we have become renowned for being one of the best estate agents in Carshalton.

4. Is The Seller Open To Negotiation?

This may actually sound like an obvious question, but different sellers will have a different idea on the price they are willing to accept, and some may be less likely to budge than others. Although an estate agents job will be to act on behalf of the seller, we are also here to act on behalf of you, the buyer. If you are serious about the property you are viewing, ask about the negotiation process; a good agent will help to get the best price to suit both parties.

5. Is It Part Of A Chain And When Do The Sellers Need To Move Out?

A chain can make the property purchasing process a little more stressful, and will generally take longer to complete. So, if you are working to a deadline, make sure you ask if a chain is involved or when the seller is looking to move out. A reputable agent will know the situation and will be able to advise on the best solution for your circumstances.
